When you apply for a mortgage, your lender will carry out a mortgage valuation to check the property is worth what you're planning to pay for it. A mortgage valuation is for the benefit of the lender. Its scope is limited, and it only provides information for your bank to understand whether the property will act as viable security for the loan you've asked for . However, a mortgage valuation can also give you a rough idea of whether you're potentially paying too much or too little for a property . A survey, on the other hand, is a more comprehensive inspection of the property's condition and structure. While a mortgage valuation is mandatory, a survey is optional.
Both reports provide information on the condition of internal and external elements of the property. The Level 2 RICS Homebuyer report is a standard template, whereas our Level 2 Home Survey is a more detailed bespoke report, structured to include photographs, maps and illustrations. Our report also adheres to all RICS Level 2 Home Survey standards.
